Frequently asked questions

A gross rental yield of 5–7% is generally considered good for UK buy-to-let. Net yield (after mortgage interest, maintenance, insurance, voids, and management fees) is typically 2–4 percentage points lower. Prime London yields are often 3–4% gross, while northern cities can exceed 8%. HouseCheckup calculates both gross and net yield.
Gross yield is annual rent divided by property price, expressed as a percentage. Net yield deducts costs — mortgage interest, letting agent fees, insurance, maintenance, void periods, and ground rent/service charge. Net yield gives a more accurate picture of actual return. HouseCheckup estimates both using typical UK cost benchmarks.
Gross rental yield = (annual rent ÷ property purchase price) × 100. For example, a £200,000 property renting at £1,000/month has a gross yield of 6%. For net yield, subtract annual costs (typically 30–40% of rent for a managed property) before dividing by the purchase price. HouseCheckup automates this calculation.
