Transparent, auditable, and grounded in official data. Here is how we calculate valuations, scores, and forecasts.

Automated Valuation Model (AVM)

Our AVM uses comparable sales from HM Land Registry, adjusting for property type, size, condition, EPC rating, and local market trends. We calculate a central estimate with 90% confidence interval, validated against actual transaction prices.

IQ Score Methodology

Each of the 18 factors is normalised to a 0-100 scale using national percentile ranks. Weights are based on published research on property value determinants and buyer priorities. The composite score is a weighted average, with penalties applied for critical red flags.

Data Freshness

We check source APIs daily and pull updates as soon as new data is published. Price data updates monthly (HM Land Registry), crime is monthly (police.uk), EPC is continuous, flood risk is variable (Environment Agency), and planning applications are weekly.

30-Year Forecast Model

Our forecast engine uses a Monte Carlo simulation with inputs from UKHPI trends, ONS population projections, affordability ratios, new supply pipeline, and Bank of England base rate expectations. We generate base, bull, and bear scenarios with confidence intervals.
