What is the Land Registry?

HM Land Registry is a government department that registers the ownership of land and property in England and Wales. Established in 1862, it maintains the definitive register of who owns what — covering over 26 million titles across 87% of the land mass.

The Land Registry holds several types of data that are critical for property buyers, sellers, and investors:

  • Ownership records — the registered proprietor(s) of every title, including name, address, and the price paid on acquisition
  • Title plans — maps showing the general boundaries of each registered property
  • Price Paid data — a record of every residential property transaction since January 1995 (over 28 million transactions)
  • Lease information — details of leasehold tenure, including the date and term of the lease
  • Charges and restrictions — mortgages, easements, covenants, and other entries that affect the property

Note that HM Land Registry covers England and Wales only. Scotland has its own body (Registers of Scotland), and Northern Ireland uses the Land Registry of Northern Ireland.

CCOD & OCOD

Commercial and Corporate Ownership Data and Overseas Companies Ownership Data — used to flag corporate or overseas ownership patterns.

INSPIRE Polygons

Geospatial boundary data for registered land parcels — displayed on our interactive map to show property extents.

Lease & Tenure Data

Freehold or leasehold status, remaining lease length, and ground rent information — with Red Flag warnings for short leases.

Land Registry vs HouseCheckup

HM Land Registry is an invaluable official source — but it provides raw title documents, one property at a time, at £3–£7 per document. You need to know which documents to request, interpret legal language, and still cross-reference other sources for flood risk, EPC, crime, schools, and more.

HouseCheckup takes a different approach. We aggregate Land Registry data with 70+ other official sources — Environment Agency, EPC Register, police.uk, Ofsted, Ofcom, BGS, and many more — to give you interpreted intelligence rather than raw documents.

HM Land Registry

  • -Raw title documents (legal language)
  • -£3–£7 per document, per property
  • -Ownership and boundary data only
  • -No risk analysis or scoring
  • -Manual process, multiple portals

HouseCheckup

  • Plain-English interpreted intelligence
  • £14.99 for 70+ sources combined
  • Valuation, risk, schools, crime, transport
  • Composite IQ Score (0–100) with Red Flags
  • Instant results, single search

Frequently asked questions

You can find the registered owner of any property in England or Wales by purchasing a title register from HM Land Registry for £3. Alternatively, HouseCheckup aggregates publicly available ownership data from the CCOD and OCOD datasets for commercial and overseas-owned properties, and includes ownership intelligence in our Complete report — saving you time and the need to navigate Land Registry portals directly.
Directly from HM Land Registry, a title register costs £3, a title plan costs £3, and a flood risk indicator costs £7. Each document must be purchased individually per property. HouseCheckup includes Land Registry Price Paid data, lease information, and ownership intelligence as part of our Complete report (£14.99), which also covers 70+ additional data sources in a single search.
The tenure of a property (freehold or leasehold) is recorded on the title register held by HM Land Registry. You can purchase this document for £3 from the Land Registry portal. HouseCheckup also flags tenure type, remaining lease length, and ground rent details in our reports — and raises a Red Flag if the lease has fewer than 80 years remaining, which can affect mortgage eligibility and property value.
HM Land Registry Price Paid data covers property transactions in England and Wales from January 1995 onwards. Title registrations go back further for many properties, depending on when they were first registered. Compulsory registration has been in place since 1990 for most transactions. HouseCheckup uses the full Price Paid dataset covering over 28 million transactions since 1995 to power our valuation model and sold prices history.
Yes, HM Land Registry provides title plans showing the general boundary of a property for £3 per document. Note that title plans show general boundaries only — they do not show the exact legal boundary line. HouseCheckup uses INSPIRE polygon data from the Land Registry to show property boundaries on our interactive map, giving you a visual overview without the need to purchase individual title plans.
