1. Agreement to Terms
By accessing or using the HouseCheckup website at housecheckup.co.uk (the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, you must not use the Service. These Terms constitute a legally binding agreement between you and HouseCheckup ("we", "us", "our").
2. Service Description
HouseCheckup is a property intelligence platform that aggregates publicly available UK government data to generate property reports and composite HouseCheckup Scores. Our Service includes:
- Free property snapshots with limited data points.
- Paid comprehensive property reports with full data analysis.
- A RESTful API for programmatic access to property data.
- Investor tools including portfolio tracking and bulk analysis.
3. Account Registration
To access certain features, you must create an account. You agree to provide accurate, current, and complete information and to keep your credentials secure. You are responsible for all activity under your account. You must be at least 18 years old to create an account.
We reserve the right to suspend or terminate accounts that violate these Terms, remain inactive for more than 24 months, or are suspected of fraudulent activity.
4. Payments, Pricing & Refunds
All payments are processed securely by Stripe. We do not store your full payment card details on our servers.
Pricing
All prices displayed on the platform are in GBP and are inclusive of VAT at the applicable UK rate (currently 20%). We reserve the right to change pricing at any time, but changes will not affect orders already placed.
VAT
HouseCheckup is registered for UK VAT. VAT invoices are provided for all purchases and are available in your account dashboard. B2B customers within the UK will be charged VAT at the standard rate.
Refund Policy
You may request a full refund within 24 hours of purchasing a report, provided you have not downloaded or accessed the full report content. Once a report has been viewed or downloaded, it is considered delivered and is non-refundable under the Consumer Contracts Regulations 2013, as the digital content has been fully performed. Refund requests should be sent to support@housecheckup.co.uk.
Subscription Plans
Subscription plans (e.g. Investor Pro) renew automatically at the end of each billing period. You may cancel at any time from your account settings. Cancellation takes effect at the end of the current billing period, and no partial refunds are given for unused time.
5. Report Accuracy & Disclaimer

HouseCheckup reports are for general information purposes only. They are compiled from publicly available UK government open data sources and are provided on an "as is" basis.
A HouseCheckup report is not a property survey, not a property valuation, not a formal property search, and not legal advice. It should not be relied upon as a substitute for professional surveys, legal searches, valuations, or any other professional advice.
While we endeavour to ensure accuracy, we do not warrant that the data is complete, current, or error-free. Government data sources may contain inaccuracies, delays, or omissions that are beyond our control.
You should always commission a RICS survey, formal conveyancing searches, and independent legal advice before making any property purchase or investment decision.
6. Intellectual Property
The HouseCheckup name, logo, website design, scoring algorithm, report templates, and all original content are owned by HouseCheckup and protected by UK copyright, trademark, and intellectual property laws.
Underlying government data used in our reports is Crown copyright and is used under the Open Government Licence v3.0. HM Land Registry data is Crown copyright. Contains OS data © Crown copyright and database right.
You may not reproduce, distribute, modify, create derivative works from, or commercially exploit any HouseCheckup content without our prior written consent, except for personal use of purchased reports.
7. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose or in violation of any applicable law.
- Scrape, crawl, or use automated tools to extract data from our website without written permission.
- Attempt to gain unauthorised access to our systems, servers, or other users' accounts.
- Reverse-engineer, decompile, or attempt to extract the source code of our scoring algorithm.
- Resell, redistribute, or sublicense property reports or data obtained from the Service.
- Upload malicious code, viruses, or any harmful material to the Service.
- Use the Service to harass, defame, or infringe upon the rights of others.
- Exceed API rate limits or abuse API endpoints in a manner that degrades service for other users.
8. API Terms of Use
Access to the HouseCheckup API is subject to these additional terms:
Authentication & Keys
API access requires a valid API key tied to your account. Keys are confidential and must not be shared, published in client-side code, or committed to public repositories. We reserve the right to revoke keys that are compromised or misused.
Rate Limits
API requests are subject to rate limits based on your plan tier. Exceeding rate limits will result in HTTP 429 responses. Persistent abuse may result in temporary or permanent key revocation.
Data Usage & Attribution
Data obtained via the API may be used in your applications subject to your plan terms. You must include appropriate attribution to HouseCheckup where data is displayed publicly. You may not resell raw API data without an Enterprise licence.
Availability & SLA
We target 99.9% uptime but do not guarantee uninterrupted service. Planned maintenance windows will be communicated in advance. We are not liable for losses arising from API downtime.
9. Limitation of Liability
To the fullest extent permitted by law, HouseCheckup shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of data, loss of goodwill, or business interruption, arising from or related to your use of the Service.
Our total aggregate liability for any claim arising from or related to these Terms or the Service shall not exceed the greater of (a) the total amount paid by you to HouseCheckup in the 12 months preceding the claim, or (b) one hundred pounds (£100).
Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be lawfully excluded or limited under the laws of England and Wales.
10. Indemnification
You agree to indemnify and hold harmless HouseCheckup and its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including reasonable legal fees) arising from your use of the Service, your violation of these Terms, or your infringement of any third-party rights.
11. Termination
We may suspend or terminate your access to the Service at any time for breach of these Terms, with or without notice. Upon termination, your right to use the Service ceases immediately. You may terminate your account at any time via your account settings or by contacting support. Provisions relating to intellectual property, limitation of liability, indemnification, and governing law survive termination.
12. Changes to These Terms
We reserve the right to modify these Terms at any time. Material changes will be notified via email or prominent notice on our website at least 30 days before taking effect. Your continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
13. Governing Law & Jurisdiction
These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
If you are a consumer, you will benefit from any mandatory provisions of the law of the country in which you are resident. Nothing in these Terms affects your rights as a consumer to rely on such mandatory provisions of local law.
14. Severability
If any provision of these Terms is held to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall remain in full force and effect.
