How to check house prices
Every residential property sale in England and Wales is recorded by HM Land Registry. This Price Paid Data goes back to January 1995 and is updated monthly with a slight delay (typically 4-6 weeks after completion).
HouseCheckup makes this data searchable for free. Simply enter an address or postcode to see the full sold price history, including sale price, date, property type (detached, semi, terraced, flat), and tenure (freehold or leasehold).
For current valuations, our Automated Valuation Model (AVM) analyses comparable sales, price per square metre from EPC data, and local market trends to estimate what a property is worth today. The full report includes a confidence range and 30-year price forecast under base, bull, and bear scenarios.

What affects house prices
Eight key factors that drive property values — each one covered in a HouseCheckup report.
Location
Proximity to city centres, transport links, and amenities remains the single biggest driver of house prices.
Schools
Properties near Outstanding-rated schools typically command a 5-10% premium. Check Ofsted ratings for any address.
Transport
Walking distance to a railway station or Tube stop significantly affects property values, especially in commuter areas.
Crime
Lower crime areas correlate with higher property values. Street-level crime data can reveal hidden risks.
Flood Risk
Properties in Flood Zone 3 can lose 10-15% of their value. Flood risk also affects insurance premiums and mortgage availability.
EPC Rating
As energy costs rise and minimum EPC requirements tighten, Band D or below properties face increasing price pressure.
Planning
Nearby development — positive or negative — can significantly impact value. New infrastructure often lifts prices.
Supply & Demand
Local housing stock, new build rates, and population growth all influence the balance of supply and demand.
